Terms and Conditions Β· 2026.9.1
Provider identification and contact details remain to be completed; this version does not create a paid order.
1. Provider and scope
The provider is alberlet360.hu Kft. (provisional company name), operator of the AlbΓ©rlet360 / MyRentory property administration system. Its registered office, registration number, registry court, tax number, support email, telephone number, complaints address and hosting provider details remain to be completed. They must be published before live paid contracting begins.
ΓSZF and Terms and Conditions are names for the same document in different languages. These terms govern use of the service and do not amend rental agreements. The Provider does not become a party to usersβ rental or settlement relationships. Mandatory law takes precedence.
2. Subscriber, user and consumer
Both a Subscriber and a User may be an individual, company or other organisation. The Subscriber enters into the service contract and owes the accepted fee. A User uses the service in their own right or by invitation. An organisation acts through a duly authorised individual using a personal account. An invitation alone creates no payment obligation.
In everyday usage, a company may also be a consumer of the service. Statutory consumer status and the associated special rights are nevertheless determined by the applicable legislation: the general definition in the Hungarian Civil Code covers individuals, while certain special rules may also cover organisations. These terms neither automatically classify every company as a statutory consumer nor remove any applicable special protection.
3. Purpose and checking results
Within the selected plan, the System assists with property, contract, document, cost, payment, meter and message records, invoice recognition, settlements and reports. It is not an official register or accredited certification platform and does not provide legal, auditing, bookkeeping or personalised tax advice.
Before use, the User checks every recognised value, calculation, report and document template against the original evidence, contract and applicable law, particularly amounts, taxes, currencies, periods, bank accounts, meter readings and cost allocations. A technical validation or ready status does not establish authenticity, lawful accounting, payment or delivery.
The User remains responsible for filings, deadlines, legal declarations and retaining original records, obtaining professional help where needed. Estimates are not guaranteed outcomes. These duties do not remove the Providerβs own obligations to remedy defects and perform the contract.
4. AI-assisted development
AI tools are also used for development, testing and maintenance. They may produce incorrect, incomplete or vulnerable solutions. The System offers no generative AI assistant; invoice and meter-photo recognition runs locally without an external generative AI service. Local OCR may use machine learning or neural recognition.
Accepting these terms does not authorise AI training on personal or confidential data or sending it to external development tools. Voluntary support submissions have separate notices. The Provider takes reasonable professional, technical and organisational measures to prevent and address defects, data loss and vulnerabilities, without guaranteeing absolute freedom from defects. The liability section also applies to AI-development risks; use of AI is not itself an exemption.
5. Contract formation and acceptance
The contract is formed when the Provider expressly accepts the order. Before ordering, the full price, plan, term, automatic renewal and cancellation method can be reviewed and saved, and entered details corrected. An automatic receipt notification is acceptance only if it expressly says so. Statutory confirmation and a durable copy of the contract must be provided.
After sign-in, the current terms must be accepted before first ordinary use; a new mandatory version requires renewed acceptance. Acknowledgement of the privacy notice is separate. Acceptance identifies the account, document version, language, exact text and time. Material liability limitations require separate confirmation. Acceptance alone is neither a paid order nor proof of authority to represent an organisation.
6. Current pricing and renewal
The subscription service is chargeable. Use of the Tenant Portal is free of charge for tenants. Tenant access, an invitation and acceptance of these terms do not create any tenant obligation to pay service fees. This free access does not affect rent or other lawful payment obligations under a separate rental agreement. There is no separate fee annex: the current pricing displayed and accepted in the System when ordering applies. It must specify currency, taxes, total payable amount, monthly or annual period, limits, payment method and due date. The price and terms accepted when ordering must be retained; a later price list does not rewrite an already paid period.
Subscriptions run for a fixed monthly or annual term and automatically renew for an equally long term unless cancelled. Renewal pricing and conditions must be disclosed in advance. Price increases require at least 30 daysβ notice, apply only to a later period and require any necessary acceptance; the Subscriber can stop renewal. Hidden extra fees are prohibited.
Failed payment is not cancellation. After written notice and at least 15 days to remedy late payment, proportionate restrictions may apply; this is not immediate deletion. An invited user does not automatically become liable for subscription fees.
7. Cancellation in the System
The Subscriber or authorised representative may cancel through the Systemβs subscription termination/deletion action; no prescribed form is required. Cancellation may be recorded at any time but takes effect at the end of the already paid monthly or annual period. Access continues until then, after which the subscription becomes inactive, does not renew and incurs no fee for a new period.
The exact expiry and consequences must be shown before confirmation, and a retainable confirmation of cancellation and its effective date provided. Ordinary cancellation does not mean immediate termination or a pro-rata refund for the current period. Mandatory withdrawal, defective-performance and extraordinary termination rights remain separate. During an outage, cancellation communicated to support may also be effective; a technical fault must not force another renewal.
8. Separate deletion choice and data
Cancellation and data deletion are separate choices. The Subscriber may separately choose to remain inactive after expiry or request erasure of eligible personal data and genuinely irreversible anonymisation where possible. The deletion option must not be preselected, does not shorten the paid period and does not itself trigger immediate permanent deletion.
The request is reviewed for authority, lawful basis, retention duties and legal holds. Necessary billing, contractual, security or legal-claim evidence may be retained with restricted access where law permits. Other peopleβs data cannot be erased without authority. Relinkable identifiers or relationship histories are not anonymisation. Not requesting deletion does not mean indefinite retention: the privacy noticeβs retention schedule applies.
On termination, export or separate delivery of data that may lawfully be provided must remain available for at least 30 days, without restricting longer or more favourable statutory rights. Expiry must not prevent data-subject requests. Privacy rules govern protected backup expiry and renewed deletion after restoration.
9. Access and lawful use
Login access is personal; representing a company does not permit shared passwords. Users protect devices and credentials and report unauthorised access; Subscribers revoke unnecessary permissions. An up-to-date supported browser and internet connection are needed; home-screen installation does not provide offline operation.
Users are responsible for the lawful origin, accuracy, completeness, currency and sharing authority of uploaded data. Unauthorised access, malicious content, deliberate overload and circumvention of limits are prohibited. Good-faith defect reporting is allowed; security testing needs prior agreement. Users keep their own copies of important data, without replacing the Providerβs backup duties.
10. Maintenance and defect correction
The Provider may perform maintenance to improve or restore operation and security, causing temporary total or partial unavailability. Where possible, significant planned downtime is announced at least 48 hours ahead with affected functions and expected duration; urgent intervention is explained as soon as possible afterwards. The Provider aims to minimise interruption and address defects promptly according to severity.
Previously defined, justified maintenance may be excluded from a separately agreed availability metric under the service-level agreement; actual unavailability still occurs. Other outages cannot retrospectively be relabelled maintenance. Without a separate commitment there is no guaranteed availability percentage or fixed repair time, but mandatory performance and consumer rights remain.
11. Privacy and security
Processing is detailed in the separate privacy notice. Accepting these terms is not blanket consent. The Providerβs own account, billing and security processing is distinct from processing on the Subscriberβs instructions; processor activities require a separate GDPR Article 28 agreement.
The Provider applies risk-appropriate access protection, backups and restoration procedures, without promising zero data loss. Actual backup frequency and retention are disclosed in advance. In an incident it fulfils mitigation, notification and regulatory duties.
Terms acceptance evidence serves contractual and legal-claim purposes. Account identifier, version, language, content digest and time are retained; this purpose requires no new collection of IP addresses or browser details. Access is restricted and the evidence is available in the subjectβs export. Retention is justified until the relationship ends and during the applicable claims period, after which it must be erased unless a legal hold or another concrete basis requires retention.
12. Liability limits
The Provider is not liable for damage caused exclusively by incorrect, incomplete or unlawful user data, unlawful accounting, failure to check results or unauthorised use. Reports and recognition do not relieve Users of their own responsibility. The Provider remains liable for its own contribution under applicable law.
Only for Subscribers who are not statutory consumers, compensation for lost profit, lost business opportunities and consequential business loss is excluded. For other compensable damage, including AI-development defects, data loss and vulnerabilities, the cap is the net fee paid or payable for the affected subscriptionβs preceding twelve months; for a shorter relationship it is twelve monthly fees, or the annual fee for an annual plan. Related events from the same cause count as one event.
The cap does not apply to intentional or grossly negligent damage, harm to life, bodily integrity or health, or liability that law prohibits limiting. It does not restrict GDPR rights, bind authorities or limit mandatory repairs, price reductions or refunds. An AI-development defect or cyberattack is not automatically force majeure.
13. Mandatory consumer rights
For distance service contracts, statutory consumers generally have 14 days from contracting to withdraw without reasons, or terminate once performance has begun. This differs from ordinary end-of-period cancellation and may be exercised in the System or by another clear declaration. Starting within 14 days requires a separate express request; signing in alone does not waive rights. Proportionate fees may be charged only under statutory conditions; refunds are generally due within 14 days. Incomplete information triggers statutory extensions.
For defective digital services, consumers can request free correction within a reasonable time and, under statutory conditions, a price reduction or termination. The applicable 30-day free termination right for materially adverse changes remains. Paid periods, automatic renewal and liability clauses cannot override these rights.
14. Rights, changes and termination
The service grants a non-exclusive right of use within the plan and term, not source-code rights or ownership. Third-party component licences remain applicable. Uploaded content stays with its rights holders; the Provider receives only the use needed for performance, backups and requested sharing. Both parties keep non-public information confidential.
Material changes require at least 30 daysβ notice with reasons, new wording and termination options. Silence or merely signing in is not acceptance. Earlier versions must be retained. Urgent security fixes do not authorise immediate price changes.
Serious breach normally permits extraordinary termination after at least 15 days to remedy; immediate danger may justify necessary, proportionate suspension. The Providerβs ordinary termination requires at least 30 daysβ notice and may take effect no earlier than the paid periodβs end. Earlier termination requires settlement of prepaid unperformed service under mandatory law.
15. Complaints and governing law
Complaints may be made through the published support contacts. Oral consumer complaints must be examined immediately and recorded where necessary; written complaints receive a reasoned, verifiable reply within 30 days. Rejection must include the competent authorityβs and conciliation bodyβs contacts. The Provider fulfils its cooperation duties. Final provider and redress contacts must be completed on publication.
Hungarian law governs, preserving mandatory protection for consumers in other countries. Applicable rules determine jurisdiction and venue; there is no exclusive court clause disadvantaging consumers. Invalid terms are replaced by applicable law.
Hungarian, English, German and Dutch versions convey the complete content of the same version. Material changes must be introduced in all four languages together; a missing translation cannot be treated as accepted. In a discrepancy, mandatory consumer rights and favourable mandatory interpretation rules remain.
Accept the versions shown here to apply. After approval, the current terms and privacy notice must also be accepted at sign-in. When final versions are published, they require a new acceptance.
